| Zoning Regulations |
| The purpose of the Memphis and Shelby County Zoning Ordinance is to promote and protect the health, safety and welfare of city and county residents by governing the use and intensity of land and structures. Ratified by the Memphis City Council and the Shelby County Commission in 1981, the ordinance governs land use in the designated boundaries of the City of Memphis and unincorporated areas of Shelby County. | In some instances, zoning regulations may be altered to promote development or redevelopment. However, the Memphis City Council and/or the Shelby County Commission must approve such changes. |
| Subdivision Regulations |
| Subdivision Regulations control the subdivision of land to assure that it can be used safely for building purposes and that provision has been made for adequate public services and facilities. These regulations also address requirements for street dedications, street and alley closings, street name changes, and subdivision revocation. | What is Zoning? |
| Zoning refers to the identification and designation of distinct areas of land by specific types of land uses (i.e., residential, commercial, industrial, etc). Zoning allows for orderly growth and development, and works to separate otherwise conflicting land uses. |
